San Felipe beckons you. Mi CASA del MAR presents..

Join us March 18th, 2006 for the unveiling of these spectacular home sites.  For years now, San Felipe has been the destination of choice for many vacationers and retirees.  There has been one most heard request from the many residents and visitors to San Felipe, Baja California, Mexico,  "Give us our dream home."  We heard you and now deliver.  While we are at it, how about a guaranteed view of the Sea of Cortez.

After two years of planning, designing, and developing, the coveted Beach Front Property is now for sale.  At 12 noon on March 18th, 2006, there will be the tour of the property, refreshments, and meet & mingle with your future neighbors (at least for those fortunate enough to have thought ahead).  This will be followed by the 2:00 pm Selection Process in which the Priority Preference will be given in order of the deposits received.

Wait a minute.  Did we say earlier that there was a guaranteed view of the Sea of Cortez?  Absolutely.  Each home site is scaled and tiered in design to guarantee that your home has a view of the Sea of Cortez from inside your living area.  So, free up your calendars for March 18th and join us to usher in the "Beach Front Community".  While you are at it, try to get in a Whale Watching tour.  It's the perfect time of year.

On The Road to San Felipe  (Gateway to Paradise)



The road from Mexicali into San Felipe is in desperate need of improvement, as many already know.  With the advancements and building along San Felipe Road, the need for improvement has become one of San Felipe's top priorities.  The time for those changes is close at hand. San Felipe's real estate and climate are becoming more and more desired by future retirees, as well as families acquiring vacation property.   So, the enormous increase in visitors, as well as residents, along with the infrastructures to integrate with any future building, are all being taken into consideration.  The city of San Felipe wants to make sure that the road built will be safe and able to withstand the fantastic weather conditions that the beautiful city is known for.  Well, it looks like they have thought of everything.

The development of 20 kilometers of San Felipe Road starting at kilometer marker 190 (at the beginning of town), and advancing North to kilometer marker 170, are the first stage plans.  A four lane road (approximately 34 meters across), and a beautifully landscaped center median, are among just a few of the anticipated modernizations.  Seeing the future four lane road with a beautifully landscaped center median (along with the beautiful flowers, bushes, and trees in the center median), combined with the fact that the current road is a mere 7 meters across, will make entering San Felipe the pleasurable experience it should be.  Pedestrian friendly crosswalks and safe u-turn access will be built in as needed. 

To focus their sites on one section at a time, they intend to divide the 20 kilometer project into twenty 1 kilometer parts.  Development, lab tests, and expected budget (Phase 1), are already complete.  The current estimate of the project budget is 5 M Pesos.  Phase 2 consists of the Environmental Impact Study, and Phase 3 is the Executive Study.  Phase 3 basically brings it all together, consisting of the results of Phase 1 and Phase 2.  The budget proposals, blueprints, and lab tests, have been submitted to the government already.  So, pretty soon phase 2 should begin.  When the government approves, and the first M Pesos have been received, the project will begin construction of the first 15-20 kilometers.

Both investors and residents alike in San Felipe are extremely excited over this news.  Soon, the entrance into San Felipe will truly represent the paradise that it is.


Fly Direct to San Felipe (Your dream vacation will soon be made easier than ever)

For many travelers, the preferred way to go has been by air.  Very soon it will be the way to go for many people to get to the destination of more and more vacationers and retirees, San Felipe.

You hear the pilot say "Please prepare for landing in the beautiful city of San Felipe."  You have been saving up and planning this trip for what seems like an eternity.  You have been looking forward to unwinding and enjoying the sun, sand, and those amazing little stores you have heard so much about.  This is it.  The vacation you have been looking forward to is about to begin.  And you didn't even have to worry about taking the drive to get here.

America West Airlines was in the original negotiations to implement flights to San Felipe.  US Airways has recently purchased America West.  Regardless of the acquisition, US Airways is very interested in implementing flights to this popular resort town.  It looks like they definitely know a good thing when they see it.  Considering the development and modernizations of San Felipe Road and the Desert Corridor, along with the future addition of 10 new ports of call along the Baja Coast, travel by air directly into San Felipe will be the ribbon that ties this package together.

The negotiations for a 37 seat commercial airline flight bringing travelers from Phoenix, AZ and San Felipe, B.C. Mexico, is what US Airways is in the final stages of.  Ideally they would like to make the price per flight less than 0 per person, and scheduled for Tuesdays and Saturdays.  The really exciting side to all of this is that San Felipe already has an international airport, which is an official port of entry into Mexico.  Currently, the closest airport to San Felipe that runs commercial flights is in Mexicali.  Considering that it is a 2 hour drive to the popular resort, travelers to San Felipe will very thankful.  The current airport already has smaller aircraft that land on a regular basis.  It all comes down to this, a very sought after vacation to San Felipe, Mexico is going to be easier than ever.

We were visiting several developments in San Felipe area last month and were confused by their representatives when they were talking about the F2, F3, F4, and C-3, C-4's.  What does that mean?  And also what do the corresponding numbers mean?

Dear Carl and Kathy,

Thank you for your question and thank you for visiting our sunny shores.  This is in direct relation to title transfer of property.

"F" simply stands for Fraccionabiento or Fractioned land and "C" simply stands for condominium.  The different phases in which land must be developing before it is ready to be sold.  Only if the land is in F4 stage does it mean it is ready for the title to be transferred.  Here at Mi CASA del MAR we are currently selling Fraccionamieto and we are in the F4 stage.
